What exactly is in the price?

Ask for a written scope, not a single figure. A proper quotation lists what is included, what is excluded and which items are provisional because they cannot be confirmed until work opens up. If you cannot see that breakdown, you cannot compare two prices fairly.

Who will actually be on site?

Establish whether the company directly manages the trades or simply passes the job on. Ask who your point of contact is, how often you will hear from them and who makes decisions when something unexpected appears.

How is the programme controlled?

A credible builder can tell you the sequence of the work, the stages that depend on weather or lead times, and the decisions they will need from you before those stages arrive.

What happens at the end?

Ask about snagging, sign-off, building control certification and what documentation you receive at handover. The answer tells you how many projects the company has genuinely finished.
