What building control actually checks, when it applies, and why it is separate from planning permission.
Planning and building control are different
Planning permission deals with whether something can be built and how it looks in its surroundings. Building regulations deal with how it is built — structure, fire safety, insulation, ventilation, drainage and accessibility. Work can need one, both or neither.
What is notifiable
Extensions, loft and garage conversions, structural alterations, new drainage, rewiring, replacement windows and heating work are all commonly notifiable. The safest assumption is that structural or service work needs approval unless you have been told otherwise.
How inspections work
Building control inspects at set stages — foundations before they are covered, drainage before backfill, structure, insulation and completion. Missing an inspection can mean opening work back up, so the stages are built into the programme from the start.
Why the certificate matters
A completion certificate is what a solicitor asks for when the property is sold or remortgaged. Work without it can be difficult and expensive to regularise years later.
